The resident was informed by the leasing agents and maintenance team that a part for the HVAC system needed to be ordered, but delays occurred due to the requirement for corporate approval. This means that internal staff members were unable to move forward with the repair, causing an unacceptable delay in fixing the HVAC unit. The leasing office did make an effort to help by providing a portable air conditioning unit. Unfortunately, the layout of the apartment rendered this solution ineffective, as the portable unit could not cool the space properly, despite running at full blast.

Additionally, if the part is on back order, then the supervisor assesses the situation to determine the "climate" (internal & external) of the situation/scenario and makes the executive decision to maybe USE ANOTHER SUPPLIER for that part in order to expedite the process and appease a paying tenant. Unfortunately, the leasing agents at the Pencil Factory Flats do not possess any such powers (according to them), and the decision to even order the part must be done by Greystar (the ever-present yet quite elusive corporate). To be clear, the last leasing agent that I spoke to said that the part had not been ordered and no one in the leasing office has the power to order it (let alone choose another supplier).
